The Opportunity

The current owners have spent considerable time and money upgrading and refurbishing the property and grounds since 2006. Under the current ownership, the property has been awarded AA Four Red Stars Country House Hotel grade and Inspector’s Choice entry in the annual AA Guide, 2015 – 2023 and achieved 2 AA rosette award for Culinary Excellence and AA Breakfast Award for their food offering. The business continues to achieve favourable reviews attracting a significant proportion of repeat business.

The hotel now operates as a successful country house hotel, with pre-pandemic annual income peaking in excess of c.£1,300,000 derived from letting accommodation, food & beverage & events. The business has benefitted from the ‘staycation‘ boom over the last 18 months due to its picturesque location close to the Cotswolds and the high standard of refurbishment provides a tastefully decorated boutique hotel bedrooms and public areas.

There is substantial further scope to significantly increase revenue from restarting weddings business and developing lodges/tree houses or shepherds huts in the extensive grounds (subject to obtaining the necessary planning/Listed Building consents).

Management accounts for the 12 month period ending June 2022 show net sales of £1,172,863 showing an improved EBITDA of £309,643. Revenue is split approximately 51% room sales, 45% food & beverage and the balance of 4% from functions and meetings.
