Dating back in parts to the 1800s, Gomersal Park Hotel was at one point owned by Leeds United footballing legend John Charles. Purchased by our seller client in 1982 as a 50 bedroom hotel, it was later extended in the early 2000s with the addition of a further 50 bedrooms however in 2015, fourteen of the existing rooms were utilised to make way for the superb Dream Spa, one of the finest in the north.
The Gomersal Park Hotel is superbly positioned just a few miles from either Junction 26 or 27 of the M62 corridor connecting the two vast conurbations of Leeds/Bradford and Greater Manchester. In the immediate vicinity there are a multitude of adjoining towns such as Dewsbury, Birstall, Cleckheaton and Batley all connected to, and merging with, much larger towns including Huddersfield , Wakefield, Halifax and of course Leeds and Bradford, creating one of the UK’s most populous areas. This massive population and commerce centre provides both local and visitor trade into the hotel, whist the nearby Peak District National Park plus an array of tourist attractions and destinations in the region, provide very healthy leisure related business.
The Latitude 53 Bar & Grill With full width easterly and southerly windows and skylights and the modern and contemporary décor and furnishings which give the room a bright and spacious feel, this bar and restaurant provides an excellent breakfast, lunch and evening meal facility with a capacity to seat over 100 diners across booths and freestanding tables and chairs. Serviced from the adjoining and very large commercial catering kitchen, it can also offer carvery and buffet service and also smart and stylish bar servery. There is also a private dining room, partitioned from the main restaurant by glass screens and doors and seat up to 18 guests. Weddings, Conference & Banqueting The hotel boasts a number of suites to cater for weddings, meetings and functions of all sizes. These include the Oakwell Suite, incorporating The Priestley and Lister Suites, which provide adaptability and versatility and with capacity ranging from 90 to 150 guests, depending on layout. The Cromwell Suite can host up to 200 people and is the largest in the hotel, incorporating the Fairfax Suite which provides a bar and anteroom. On the first floor there is the Bronte Suite with lovely views across the hotel lawns, plus the Patrick and Charlotte suites which are smaller and ideal for more intimate gatherings. Pre-covid, the hotel would typically host around 55 weddings per year. This current financial year has seen around 50 weddings hosted but with strong demand and forward bookings heading in to 2023/24.
The Dream Spa
This outstanding addition to the hotel was added in 2015 and has to be one of the best Spa’s in the North of England. Comprising a reception area and boasting its own restaurant, The Dream Spa offers a large, heated swimming pool with sauna and changing rooms, a mud Rasul steam room, an open air spa bath, a nail bar and eight individual treatment and beauty rooms. There is also a well stocked gymnasium with a good range of cardio fitness and weight resistance equipment. Income from the spa and gym accounts for over 30% of the hotel turnover and is also a key contributor towards overall hotel footfall.
There are en suite 86 bedrooms and these are categorised as standard singles, doubles, twins and triple rooms, plus Executive Rooms and Signature Suites, of which some have two bedrooms to accommodate families. The standard single and double/twin rooms have flat screen flat screen TVs, DVDs, Hairdryers, WIFI and tea/coffee making facilities whilst the Executive Rooms and Signature Suites boast robes and slippers large screen HD TV’s, Blu-Ray player, mini fridge, Tassimo machine with Costa Coffee and a full length mirror.
The hotel sits on a site of circa five acres, including a very large car park with approaching 150 spaces plus an extensive lawn to the south side of the hotel, which surrounds a pretty pond and lends itself to outdoor functions. There are several areas in which to sit and enjoy the sunshine, most notably the Latitude 53 terrace which enjoys a southerly aspect and views of the pond and lawns
Trading Information – The Gomersal Park Hotel
Full trading information is available on request although a brief summary is as follows; In 2022 (May 2021 to April 2022) the turnover of the Hotel and Spa combined was circa £2.1m with around 30% being attributed to the spa. Profits for this year were circa £350,000 with the majority generated from the spa. In 2023 the turnover to the end of April was £2.65m with profits of circa £366,000. Trade splits are as follows ; Accommodation = 36% ∙ Food = 24% ∙ Spa = 24% ∙ Liquor = 13% ∙ Room Hire and Sundries = 3%
