This striking hotel was constructed in the late 19th century and ceased operating as a mill in 1978. It later reopened as a hotel in 1984.

The hotel is formed over six floors, with access to the leisure club via a second floor bridge corridor over the village through road.

Alongside the hotel is a section of timeshare accommodation which is outside the ownership of the hotel (including 10 units within the hotel).


The Whitewater Hotel and Cascades Leisure Club is located approximately one mile from the southern tip of Lake Windermere and Newby Bridge, and only a short drive from the historic town of Ulverston, most famous for being the birth place of Stan Laurel. The hotel is steeped in history, having previously been a Dolly Blue pigment factory making the world famous “Dolly Blue”.

The property is in the village of Backbarrow on the banks of the River Leven just off the A590, which provides easy access to junction 36 of the M6 motorway which is 15 miles away. The village is host to the Lakeside and Haverthwaite Railway and the Lakeland Motor Museum.

The Lake District National Park, a UNESCO World Heritage site, is one of the UK’s most popular tourist destinations covering over 850 square miles and boasts England’s only true mountain range.

The hotel has 38 well appointed letting bedrooms. There are river facing views to 15 of the bedrooms and seven of these have balconies to accentuate the view further.

External Details

The hotel has an extensive terrace overlooking the River Leven and Cascades has a smaller terrace situated further upstream overlooking the rivers rapids. The main car park is situated to the rear of the hotel, with a smaller car park servicing the leisure club, with both offering a total of circa 60 spaces. The overall site area extends to approximately 0.69 hectares or 1.7 acres.

The Opportunity

The Dolly Blue Bar presents a real opportunity for any new owners, it has not fully traded since the pandemic and only partially re-opened in May 2023. The year ending 2019 performance shows profit of £160,000 for the Dolly Blue Bar alone.
